Fees

Our fees are comparable to our competition but our services far exceed theirs. After leasing 5000 homes over 23 years we have developed systems, infrastructure, management tools and experience that will save you money and make your rental house experience a more lucrative and effortless one.

Full service

  • 1st month's rent to procure the tenant
  • 10% per month of the rent to manage
  • 70% of one months renewal fee

 

Tenant Placement

  • 1st month's rent to procure the tenant

 

Tenant Placement without Showings

  • 90% of one months rent

 

Lease Purchase

  • 3.5% of the purchase price
  • Plus the normal leasing and management fees

Screening the Applicant

After approving over 1000 tenants, and making plenty of mistakes, we've paid for our learning curves so you don't have to. We evaluate the information and figure out how to secure the owner with large security deposits and co-signers. Here's what we do.

Move-In Procedures

  • Reviewing and signing the lease prepared by law firms
  • Move-In Inspection sets the basis for withholding the security deposit after move out.

How We Manage Your Money

Our most important focus is managing your money. State law governs how real estate brokers handle other people's money. In Nebraska, the same trust account laws that govern closing attorneys also govern us. We must adhere to a strict set of money handling rules and there are no options.
